We’ve been doing this successfully for 20 years and have always limited ourselves to managing no more than 100 local properties. We (Colin Woodcock, Alina Woodcock and Jan Norris) are landlords too, so we can use our years of experience in helping you get the most from your property letting business.

You can be sure that your rental property will be well looked after, and that all the property management costs will be covered by our single annual fee.

Making sure your property is ready to rent

• Advise you on current legislation and your responsibilities as a landlord
• Organise the required energy performance (EPC), electrical and gas safety certificates
• Advise you on insurance and tenancy deposit protection
• Provide a maintenance team of plumbers, electricians and builders that will work for you
• Make improvements to your property before letting and take photographs for the inventory and schedule of condition

Finding tenants

• Market your property on the Yes Lets website and all other popular student property portals
• Organise tenant references and credit checks
• Co-ordinate tenancy agreements
• Draw up an inventory of contents and condition

Managing the tenancy and maintaining your property

• Collect rent and transfer it to your account
• Make routine visits to check on the condition of your property
• Organise maintenance work with approved and experienced contractors

Our fees for property management

Our full management fee is 9% of the total rental income. This includes all the services you will need during the year, from finding tenants and collecting rent to managing repairs. We can sometimes offer you a reduced commission rate if you have more than one property that you let through us.

There is no VAT charged on top of that.
